UC Studios approaches station-area planning as an integrated land-use, mobility, and environmental process. We assess how development potential, transit access, pedestrian and bicycle connections, neighborhood character, and environmental conditions work together, then translate the findings into a responsible, implementable framework. This approach helps communities align growth with infrastructure capacity, public space, accessibility, and long-term environmental stewardship.
For the Booth Street Land UseāTOD Environmental Impact Study, UC Studios evaluated the redevelopment of vacant land as a walkable, mixed-use, transit-oriented community. The work examined land-use compatibility, environmental impacts, transit connections, surrounding neighborhood conditions, and opportunities for housing, commercial activity, and public space. The resulting framework established a clear path for development that supports mobility, community integration, and long-term revitalization within an evolving station-area context.
