PIDC Industrial Land Use, Economic, and Market Analysis

UC Studios approaches industrial land planning as an economic-development and resilience strategy. We assess land use, zoning, market demand, employment, transportation access, infrastructure, environmental conditions, and building performance to determine where industrial activity should be protected, modernized, or repositioned. This integrated method helps cities retain productive jobs and business capacity while identifying realistic pathways for brownfield reuse, infrastructure investment, and compatible redevelopment.

For the PIDC Industrial Land-Use, Economic, and Market Analysis, UC Studios participated on a consultant team led by Economics Research Associates for the Philadelphia Industrial Development Corporation, Philadelphia Department of Commerce, and Philadelphia City Planning Commission. The citywide study examined industrial and riverfront districts facing aging facilities, vacancy, shifting market demand, infrastructure constraints, environmental conditions, and development pressure for residential and commercial conversion. Its recommendations identified areas for industrial preservation and modernization, as well as obsolete properties suited to mixed-use or alternative redevelopment, supporting zoning certainty, job retention, business growth, brownfield redevelopment, and productive reinvestment across Philadelphia’s industrial districts.
