UC Studios approaches transit-oriented communities as places where mobility, housing, economic opportunity, and neighborhood life reinforce one another. We evaluate land use, transportation access, pedestrian and bicycle connections, community services, market demand, and development feasibility to identify station-area strategies that are both equitable and implementable. This integrated approach helps focus growth where transit can reduce barriers to jobs and services while supporting local business, housing choice, and long-term community revitalization.
Under a subcontract to Gensler, UC Studios evaluated alternative station-area development scenarios across the Los Angeles region for the Transit-Oriented Communities Feasibility and Community Revitalization initiative. The work assessed how mixed-use activity concentrated around transit could strengthen mobility, expand access to jobs and services, support housing and local businesses, attract investment, and create broader socioeconomic benefits for surrounding neighborhoods. The resulting analysis provided a holistic framework for guiding inclusive, transit-supportive development across diverse Los Angeles communities.
