Westwood Station TOD: Transforming Regional Transit into a Mixed-Use Economic Center.

UC Studios approached Westwood Station as both a transit-oriented development and an economic-development opportunity, linking land use, infrastructure, market feasibility, and public finance within a coordinated implementation strategy. The work examined how major transit access at the Route 128 MBTA Commuter Rail and Amtrak station could support a higher-intensity, mixed-use district while leveraging public infrastructure investment to attract private development, expand the local tax base, and create a durable regional employment and activity center.

UC Studios team members contributed to the economic and fiscal assessment of the proposed Westwood Station redevelopment, evaluating projected employment, wages, economic output, state and local tax revenues, and the relationship between infrastructure investment and development value. The analysis considered a program of housing, offices, retail, hospitality, entertainment, public space, and supporting infrastructure and helped assess the project's capacity to generate long-term economic growth. The findings also supported evaluation of infrastructure financing through Massachusetts' Infrastructure Investment Incentive (I-Cubed) program, connecting anticipated development activity and tax revenues with the public improvements needed to advance the district.
