At UC Studios, Nadya leads development finance, capital strategy, and investment analysis, helping transform planning and design concepts into financially viable and implementable projects. She evaluates development feasibility, structures project capitalization, develops financial models, and integrates private investment with public-sector incentives and specialized financing programs.
Her work encompasses LIHTC affordable housing, historic tax credits, public-private financing, real estate investment, portfolio analysis, and complex redevelopment, with particular emphasis on adaptive reuse and community-oriented development.
Nadya works across UC Studios’ planning, design, engineering, and development disciplines to connect project vision with development economics, capital sources, operating performance, investment returns, risk, and long-term financial sustainability. Her work includes evaluating 4% and 9% LIHTC structures, AMI and rent assumptions, tax-credit equity, debt capacity, subsidy requirements, and layered capital stacks. She also works with Novogradac affordable-housing resources and financial modeling tools, including resources supporting LIHTC financial forecasting, rent and income limits, QAP analysis, and tax-credit investment structuring. Novogradac’s affordable-housing platform specifically supports LIHTC forecasting, rent/income analysis, QAP research, and transaction structuring.
In addition to her role at UC Studios, Nadya serves as a Financial Operations Consultant with Trova LTD, advising organizations on financial reporting, cash-flow management, forecasting, operational systems, and performance improvement. Earlier, she spent nearly a decade with VGS Enterprises, serving as Corporate Controller during the company’s evolution from startup to a multi-million-dollar enterprise. Her responsibilities expanded beyond traditional accounting to include forecasting, compliance, organizational restructuring, reporting systems, process improvement, portfolio oversight, and support for investment, acquisition, and M&A-related decision-making across approximately 20 entities spanning healthcare, real estate, wholesale operations, joint ventures, and private-equity structures.
This combination of corporate finance, multi-entity portfolio management, real estate investment, M&A analysis, and development finance gives Nadya a broad perspective on how organizations and investments are structured, capitalized, operated, and evaluated over time.
